Understanding Credit Checks in Section 8 Housing Applications

The Housing Choice Voucher Program, known as Section 8, helps low-income people and families afford safe homes in the private rental market.

If you’re thinking about applying for Section 8, you might wonder whether your credit score matters.

Is There a Credit Check When You Apply for Section 8?

When you apply for a Section 8 voucher, the housing authority does not check your credit. They look at your income, family size, and citizenship status to see if you qualify for the program.

However, after you get your voucher and start searching for a place to live, many landlords will do a credit check before renting to you. Landlords use credit checks to help decide if tenants can reliably pay their share of the rent.

Why Do Landlords Look at Your Credit Score?

Landlords like to see proof that people pay their bills on time. If your credit report shows you always paid your bills and loans, a landlord may trust you to pay your rent too.

But if there are missed payments or unpaid debts, they might worry you’ll have trouble paying rent.

What If Your Credit Isn’t Great?

You do not need a good credit score to get Section 8 housing. If you’re worried about your credit, there are things you can do:

You can also work on improving your credit by always paying bills on time and keeping credit card balances low. Check your credit report for mistakes and fix any errors you see.

Can Landlords Legally Deny You Because of Credit?

Landlords are allowed to consider your credit history when reviewing rental applications. But, the Fair Housing Act says they must treat everyone the same:

  • They can’t treat you differently because of your race, color, religion, national origin, sex, disability, or family status.
  • If they require a minimum credit score, it must be the same for all applicants.

If your application is denied because of your credit report, the law (Fair Credit Reporting Act) says the landlord must send you a notice. This notice tells you which agency provided your credit report and how you can get a free copy to check for errors.

What Does a Section 8 Credit Check Mean for You?

If a landlord asks about your credit, be prepared. Bring documents that show you pay bills like pay stubs, bank statements, or a letter from a previous landlord. If your credit is low, be honest and explain your situation.

Some landlords may appreciate your efforts and honesty.

Always ask landlords what other information they consider besides your credit score. Remember, you have the right to be treated fairly and can take steps to make a strong impression, even if your credit isn’t perfect.
